For those who couldn't figure it out, in case you were curious...
Met with the realtor to go over the home inspection the buyer had done. It's like this guy thinks he's buying a $200k home or something - just nit-picking every little detail.
Yes, there were some major things that need to be done;
1) there's old evidence of termite damage. I never saw any new, but since I can't prove it, I need to treat for it.
2) Apparently, there's Radon in my basement (fairly common in this part of the state. It's barely over the limit, but I'll have to address that too.
3) have to install some ground-fault receptacles near the kitchen sink, and the laundry tub in the basement. Also, have to put the dryer power cord in conduit.
4) have to install a few receptacle covers.
5) I also have to remove some old fluorescent lighting fixtures in the basement because they're wired up kinda shitty & might be considered a safety hazard.
They had a list of maybe 15 items, but I told him flat out I wasn't doing the rest. I also said that, since the guy was already getting this place at 13K below asking (don't get me started on *that* shit), he could either take it as-is, or I would fix things & the new price would reflect that cost. (The termite treatment & Radon system alone will cost about $1300.)
I'm waiting for the realtor to re-type our proposal, then send it to me for approval before sending it to the buyer. I've hit the point now where, if this isn't good enough for them, I'll rescind the offer & walk away.
If I do that, I'm going to go ahead and scrape & paint the basement. Between the termite treatment, the new Radon system, and a nice, clean basement, I figure I'll be able to get a much better offer come spring. And in the meantime, even though I've still got a house payment, I''ll also be able to put more money into my emergency fund, which means that when I go to use the proceeds to pay of the new house, I won't be so flat broke, after making up the difference from savings.
Besides, honestly, what's a couplefew more months? Three more house payments & it'll be May, which should be an ideal time to sell. I'll need to ask my realtor if we can unlist/relist at some point to start the "days on the market" clock over, or that would even help.
As an aside, I've been a fucked-up combination of irritable and depressed for the last couple days. Part of it might be my annual trip on Wednesday, but I think it still has much to do with being alone. I know I sound like a broken record (you *do* remember what a 'record' is, right?), but seriously, how many years do you think you could handle it when having (at least) someone is really all you want.
