1) Got my microwave. It's not the model that was here originally, but it's the same brand, so I guess that's something. It's noisy as hell though! Oh well, at least it works & somewhat matches.
2) Had the furnace guy come over today & do a checkup/tune-up on the furnace and a/c at both houses. He remembered me from 6-7 years ago, which is pretty cool - he's a good guy, I like him, but I'm not so sure on his work quality. He's definitely worth it for the price though, came in 50% lower than my other quotes, and he discounted me even more off his regular rate for paying cash. Unfortunately, the furnace at my new place is no longer functioning. Everything seems to be correct; gas is on, switch inside @ the valve is on, (I called him & he walked me through checking a few things). Still doesn't work, so he's going to swing by in about 30 minutes or so to figure it out. He better, it worked absolutely fine before he got here. (he just got here, working on it now!)
3) Old house is pretty close. Realtor is coming over Monday to review, see if anything major needs to be done, & I hope, discuss listing price. I'm still working on some things, but I hope he doesn't want a lot more things done. I've decided I might not paint the basement, just sweep, mop, & clean the walls as best as I can. Of course, if the realtor says it needs to be done, I might have to, but I hope not.
4) Wrote back to CC after a couple weeks (unintentionally as late as her reply, oops!). Basic stuff about being busy w/the house, told her my vacation schedule & asked if any of those time frames worked for her. No reply yet - part of me would like to fly down to see her, another part of me is kind of over it. I guess we'll see. If the flight costs are too much I can always decline based on that.
5) Oh! Turns out, my insurance agent doesn't insure vacant houses, which my old one is now. I'm going to have to buy a new policy through one of their affiliates. Two months of premiums will cost more than half of my current annual policy. It sucks, but it has to be done. I really need to sell it soon. I really want to finish unpacking & get the new place i order.
6) I also want to get back to my workouts! It sucks not being able to (I mean, I'm able to, but by the time I'm done & cleaned up, etc, it takes about 2 hrs & by then, it's dinner time, then bed shortly thereafter, leaving no time to work on the old place. I guess it's not a big deal, as I've got the rest of my life to get stronger/more fit, but in the meantime, I feel like a fat lazy slob (even if I do feel a bit thinner).
7) I'm happy to report that yes, I'm ok with the "fire ceremony" I performed earlier this month. I was worried I might regret it, but I really think it was the best way for me to let go & move on.
8) I want to update my budget software with a couple more functions, like the ability to import more than one csv file. I'm thinking about my credit card statement, because I pay some of my bills with it & that makes them impossible to track. The only choices I have are to pay *everything* with my bank card, or create a button to import one (or more) credit card statements as well as my bank statement. They'll have to be imported at the same time so they can be sorted together & then totaled up for the month. That might be tricky, but I think I can do it.
9) I also created an Excel workbook that will take your gross pay, deduct any pre-tax contributions (401k/403b/HSA/IRA), any employer-benefit deductions, then post-tax contributions (Roth 401k/Roth IRA/Brokerage accounts/etc), then calculate your federal, state, & FICA taxes to determine your net pay period income. With this number, I can then calculate how much money you would need saved in any/all of these types of retirement/investment accounts in order to generate enough dividend/interest payments to replace your income. I also have a category for a side job, or any other extra income that you may plan on having in retirement that would reduce your required amount to be replaced. It's a pretty cool little tool, but I don't know how many people would be interested in it - most people I know are living paycheck to paycheck & don't have the luxury of "saving for retirement". On the other hand, they might benefit from one of my new fave journals to read, The Frugalwoods. I mean, I don't agree with everything they do, but reducing one's budget is something I think everyone should do. Let me know what you think of their ideas!
p.s. Furnace guy left just a bit ago. Even though the furnace was working when he tested it today, the gas valve in it is now non-functioning & needs to be replaced. Hopefully it doesn't get too cold tonight & hopefully, it's not too expensive. This is really annoying.
