Yep, definitely on a roll - seller accepted my offer, just wanted to push the closing date out to the end of August, which is fine with me. I have to schedule a home inspection within the next ten days, and as long as everything checks out, I'll have a new house!
Now that that's settled/not hanging over my head, it clears up a lot of anxiety for me, relating to what I'd need to do in order to stay in my current house for another year. I also now know that I need to get to work fixing up the little unfinished bits around here, and then hiring out some plumbing/painting work for the basement. It's also nice knowing that I found a place that let's me still have an emergency fund, and that I won't have to spend my last dime on a new place.
The Dodge is down at the shop now, and I found out that they also do front end work, so I ordered a front end rebuild kit online, and will be taking it to them once I get it. That's going to save me the hassle of finding another shop I'd trust to do it. The only other thing I should have to "farm out" will be the exhaust, and I think I have a lead on that.
I've got seven weeks now to get this place into "saleable" condition. That seems like a lot, but I hope it doesn't slip away from me as most weeks seem to.
This will be the first place I might actually consider having a house-warming party!? Anyway, I'm pretty excited!
